
After more than six years and a whopping **17 meetings**, the San Miguel County Board of County Commissioners finally gave a unanimous thumbs-up (3-0) to the final Planned Unit Development (PUD) and subdivision agreement for the 20-acre Society Turn parcel near the roundabout.
This caps off the approval process with applicant **Genesee Properties**, locking in all the key design and infrastructure details.
What’s allowed in this mixed-use PUD?
– A new **regional medical center** (much-needed, especially with the current facility’s lease expiring in 2032)
– **Workforce housing**
– Commercial spaces like offices, restaurants, retail, and shops
– A **hotel** (targeting affordable lodging options for the region)
– Flex/conference areas
Everything comes with capped square footage, height limits, and specific development rules to keep things balanced.
The county’s Road and Bridge team collaborated closely on traffic safety and flow, while workforce housing impacts were thoroughly modeled—not just for the project itself, but for the broader region.
The development also brings big community wins: an upgraded and expanded wastewater treatment plant we desperately need, seamless ties into the local trail system, plenty of public open spaces, and thoughtful access points.
